The State College area’s newest Jersey Mike’s Subs location is in the planning stages in College Township.
A land development plan recently submitted to the township and reviewed by its planning commission on Tuesday night proposes a Jersey Mike’s to be located at 430 Shiloh Road, between Premiere Drive and East Trout Road. The plan calls for a 1,500-square-foot building, along with a 112-square-foot cooler to the rear of the restaurant and 21 parking spaces at the front of the property.
It would be the third Jersey Mike’s location in the Centre Region, joining the restaurants at 2009 N. Atherton St. and 2135 S. Atherton St. Like those, it would be owned by central Pennsylvania multi-unit franchisees Matt and Kristie Patterson, who opened their first Jersey Mike’s in 2012 in State College and now own nearly 20 locations of the sub shop chain.
The Shiloh Road store would have a lane for customers to pick up online and mobile orders at a window, Mark Toretti, of project engineer PennTerra, told the township planning commission. He added that the lane would not be used for on-site drive-through ordering.
A traffic impact study submitted to PennDOT for review determined no off-site improvements or turning restrictions would be required for the restaurant.
“Initially, per the township requirements, a traffic study is not warranted for this use, but PennDOT is concerned about the Shiloh Road growth and they kind of can trump everything and say they wanted to see one,” Toretti said.
The restaurant is one of several developments in various stages of planning along Shiloh Road. A sketch plan for a new hotel and other potential commercial development near the Trout Road intersection was presented to the planning commission in September, and Burkentine Real Estate is looking to build a mixed-use development further down to road on a 49-acre parcel.
The hotel development is expected to require a new traffic signal at the Trout Road intersection.
For the Jersey Mike’s plan, initial comments from PennDOT indicated striping for left turns in the center lane would be needed, township engineer Don Franson said. He added that PennDOT also wants to ensure traffic attempting to turn left onto Premiere Drive does not back up to the point it impedes turning lane access into the Jersey Mike’s driveway.
Planning commission voted unanimously to recommend that College Township Council approve the land development plan. Council is expected to review the plan in December.
